Real Property Reports (RPR)

Why do you need a RPR?

 The RPR has been an important component of the Real Estate transaction for more than 50 years. It is now a requirement of the Listing Contract in all MLS sales. If you are purchasing a home, new or used, insist that the seller supply you with an up to date RPR. This will ensure that what you think you are buying is built on the lot you are buying and that it adheres to the local Land Use by-laws.

By solving any issues with the property you are buying during your purchase, youcould save a lot of aggravation and money in the future when you subsequently sell the property.

How long does it take?

You should order a RPR as soon as you have committed to sell your house. This should allow you enough time to obtain a compliance stamp and deal with any issues that may arise. Global Surveys' usual turnaround time is from one to two weeks. However, there are times when this may take slightly longer due to industry volume.

How much does it cost?

In the City of Calgary, our standard price for a residential lot is $575 plus GST. There are areas such as Mount Royal, Scarborough, Pump Hill and Patterson where are prices are slightly higher due to the age or complexity of these properties.

Updates

If you have an existing RPR prepared by Global Raymac Surveys, we can update it at a reduced rate, depending upon its age. Our price list will give you our update rates.

What does my RPR include?

Your RPR gives you a 5 (paper or electronic) copies of the document which shows your property, the buildings and other information such as decks, retaining walls and fences.

It does not include:

  • compliance stamp
  • marking your property corners
  • other details not required by the Alberta Land Surveyors’ Association Manual of Standard Practice.

Title Insurance

You may have the option of obtaining title insurance for your property, either in addition to your Real Property Report or instead of your Real Property Report. Title insurance is a product that was created in the United States because of the uncertainty in their title system. In Alberta, we have the Torrens system which guarantees your title. Therefore insuring a guaranteed title is not required and is an unnecessary expenditure in the purchase of your new property. The title insurance companies are advertising coverage for survey related problems as part of their policy.

If you purchase a title insurance policy instead of a Real Property Report, you inherit the potential problems for you property. Instead of having the vendor solve the problems, you now have to deal with these issues and then make a claim to your insurance company.
